Who Am I?

Hi, my name is Adit Shah. 5 years ago, I left the Navy with $0 to my name, and since then I have raised $10M, acquired $20M in real estate assets, and helped dozens of people with their financial freedom journeys along the way.

I got started in real estate by working for free as a handyman for a real estate developer. That turned into a paid position in project and property management, where I gained trench-level expertise and learned the ins and outs of real estate development. Since then, I have founded a private equity and a real estate development company.

The most rewarding part of my journey was aligning myself with the right people. From the developer I worked for, to several other investors and businesses along the way, finding ways to bring value to others to accelerate my goals has become my expertise.

What sets me apart from others in the space is that I have learned from the ground up. I started out swinging hammers on the job site, and went all the way to the top to the developer who puts the deals together. I have been the guy coming out of the crawl space, fixing an emergency leak to hand keys to tenant’s moving in on their first day. My experience has afforded me the opportunity to learn this game and all of its intricacies and nuances. That trench level knowledge is what makes me confident to bring my investors and partners into projects.

We specialize in acquiring existing income-producing properties that either cash flow on day one or have a clear path to cash flow within six months.

By adding additional units (often through ADU development), we solve the developer’s dilemma—avoiding the high carrying costs of land or non-producing assets.

This strategy allows us to achieve developer-level returns without developer-level risk.

We focus on keeping rents at or below 33% of the area median income, helping address the housing crisis while delivering strong, fast returns for our investors.

How is my investment secured?

Your investment is backed by a real, income-producing property. We also file investor equity in the operating agreement and manage risk through conservative underwriting and value-add strategies.

When do I start seeing returns?

Most of our deals begin generating rental income within the first few months. Full returns, including profit from the sale, are typically realized at exit—usually around 18–32 months.
